REVIEWFinancial feasibility analysis for land development is performed in two stages:Stage 1: a “quick and dirty” (Q&D) analysis summarizes the project’s sales revenues, expenses, interest, and profit; andStage 2: a multi-period discounted cash flow (DCF) analysis provides a detailed projection of cash flows, equity and loan needs, profits, and internal rates of return (IRR). (Note that we use a two-stage model for land development analysis compared to a five-stage model for income property analysis.)DIRECTIONSPlease use the chapter 3 spreadsheet provided in the Professional Real Estate Development: Developer’s Tool Kit (attached) to substitute your own numbers into the Q&D analysis spreadsheet and observe how your new inputs alter the final numbers.
