In this task, you are requested to carry out the desktop studies necessary to collect the information and pre?existing data relevant to developing a selected site into a mixed?use development. The indented development is predominantly residential with some commercial and necessary community services. This task is designed to test your ability to collect relevant design information mainly through online sources. Initial information about the selected area can be found on the LMS (Assessment 1 Data folder).
The collected data must include the following main items:
• A description of the site (location, size, and main features)
• A list of regulations, standards, policies, and strategies that govern the development of the selected area
• A list of all the stakeholders that contribute to or affect the project (with justifications)
• A general overview of the real?estate market trends and directions
• Current and future demographic profiles immediate vicinity of the site and the bigger
context
The data need to be compiled in a report form. The inclusion of maps, illustrations, and photos is encouraged.
TASK 2
You now need to prepare a concept design for the site. This design needs to achieve the expected outcomes and respond to the constraints and limitations of the site and its context.

The intended development is predominantly residential (e.g. apartment/townhouse/house) with some office and commercial (e.g. office building/convenience shopping) and necessary community facilities (e.g. childcare centre). The concept design will be informed by a comprehensive site analysis that needs to be undertaken and to be summarised through various layouts, illustrations, tables etc. This analysis needs to highlight the site’s potentials and constraints.
A concept design layout needs to be presented. This layout needs to build on the potentials and resolve the challenges identified. It also needs to explain the intended functional relationships among the site and project components, supported with rough area calculations and population projections. Access points to the existing transport network should also be specified.
The layout needs to be accompanied with a concept statement that is a brief, written articulation of the design intent of the proposed concept. It should also include general objectives and development principles that will guide the future detailing of the concept into a master plan.
